Preventive Maintenance Projects


Each year, the City performs a variety of preventive maintenance projects to maintain the City's roadway infrastructure of over 100 miles of streets.  The City utilizes a pavement management system that provides a systematic ranking of street conditions and rehabilitation strategies that includes crack sealing, slurry sealing, and mill and overlay projects.  The intent is to provide the best maintenance practices at the appropriate time to effectively maintain and prolong the life of the City's critical street infrastructure investment.

Benefits of Project


The preventive maintenance projects provide a means for the most effective and economic maintenance of the City's streets for the long term, as well as maintaining property values and reducing long-term maintenance costs.  These projects also leverage other City projects such as bicycle and pedestrian improvements, utility and drainage improvements and Park projects when feasible.

Crack Sealing


Each year, the City conducts crack sealing on selected streets by priority as part of the on-going preventive maintenance program.  The crack filling treatment will reduce water infiltration under the pavement and extend the pavement life of these streets as part of the on-going maintenance program.  The Crack Sealing Process includes cleaning the open cracks with high pressure air and filling the cracks with a hot polymer sealant.  This project is the first of the preventive maintenance projects that the City will implement each year.

Slurry Seal

Slurry Sealing


The Slurry Seal Project provides the needed maintenance treatment to various local streets by priority throughout the City. The slurry seal treatment will rejuvenate the wearing course and reduce water infiltration under pavements and extend the pavement life of these streets as part of the ongoing maintenance program.  The Slurry Seal Process includes cleaning the existing asphalt by means of a sweeper and applying a mixture of crushed aggregate, emulsion and water to the existing pavement.  This project is the last of the preventive maintenance projects that the City will implement each year.


Overlay Project


The Street Resurfacing Project was developed to provide needed maintenance treatments to a number of selected streets by priority in accordance with the Citywide maintenance plan. The program is intended to extend the life of pavement on streets that are structurally sound.  This project also includes: concrete and handicap ramp replacements on streets being resurfaced, striping maintenance of high volume streets throughout the City by priority, and spot pavement patching Citywide. This project is the second and of the three preventive maintenance projects that the City will implement each year. This project also includes small scaled separate projects which are incorporated into the project bid (as Bid Alternates) to leverage for more competitive and lower prices for those particular projects.
